As one of the three pillars of Auchan Holding, what is the role and mission of Immochan? 
作为欧尚控股的三大业务板块之一,欧尚商业地产所承担的责任和使命是什么?

Vianney: Auchan was founded in 1961 in the northern French city of Lille. After 50 years successful development, Auchan now is regarded as the 11th largest food retailer in the world, with its present in 16 countries. As the three pillars of Auchan Holding, Auchan retail (hypermarkets, supermarkets, e-commerce), Immochan commercial real estate and Oney bank stimulate each other for common development. 
Vianney: 1961年,欧尚诞生在法国北部的里尔。经过五十多年来的孕育与发展,现今的欧尚控股已经发展成为全球排名第十一位的零售业为主的跨国集团,在全球16个国家和地区开展业务。控股公司下设三大业务板块,零售 、商业地产和金融。三大业务板块相互依存,共同促进。

As for Immochan, we sign the responsibilities of Auchan Holding’s commercial real estate business to manage nearly 400 shopping centers across Europe and Asia. With our experience as well as our expertise, we provide design, marketing, management and promotion of shopping centers to reinforce the attractiveness of our sites and to create sustainable and enjoyable living centers, to visit with pleasure. 
商业地产负责欧尚控股在全球范围内的商业地产业务。凭借我们的专业知识,我们在全球投资、建造和经营管理近400家生活零售空间,不断增强运营购物场所的吸引力,提供愉悦体验的生活购物中心。

How does Immochan do to create a sustainable and enjoyable living center? 
欧尚商业地产是如何持续提供愉悦体验的生活购物中心的呢? 

Vianney: It is a complicated set of professional solutions covering the whole value chain of commercial real estate from project research, site selecting, positioning, construction, leasing, and promotion to services. For instance, our Spain’s Zenia Boulevard asset located in a residential area in the Alicante region, has been designed as a town within a town. The squares, fountains, streets and view over the sea allow the center to become a meeting point for locals and the large number of tourists in the region. 
Vianney: 我们提供一套复杂而专业化的解决方案,它涵盖整个商业地产价值链,包括项目的调研、选址、定位、建设、招商、运营、推广和服务各个领域。举例来说,我们在西班牙的Zenia Boulevard地标项目坐落于阿里坎特的居民区,享有城中城的声誉。其所拥有的别具特色的广场 、喷泉、街道和海景成为了当地居民所追捧的集会圣地,并吸引了大量的游客的驻足。

However, as for our France’s Noyelles Godault asset presents the largest retail park for local residents, this is a place with plenty of individual retail boxes to provide adventure and pleasure for the customers. What are problems encountered when Immochan expand the Chinese market? How to solve these problems?  
欧尚商业地产在开拓中国市场时遇到了什么问题?又是如何来解决这些问题的呢?

Vianney: When we came to China, we were facing the evolution and growth of commercial real estate industry. Later, we found in China real estate market, the main players are the giant developers with big shopping malls mixed used for residents, hotels, office buildings, etc. And now, you can see the booming development of Chinese e-commerce business and the changing consumer shopping behavior. 
Vianney: 我们进入中国的时候,正赶上中国房地产行业和商业地产行业的蓬勃发展之际。不久之后,我们又认识到在中国房地产市场中,主要的市场竞争者都是开发商,他们所拥有大体量的综合商业体,可以与居民、酒店和办公楼宇等相辅相成。而现今,我们也见证了中国电子商务的迅猛发展和消费者购物习惯的演变。

For my view, China market competition is fierce and full of challenges. However, we work hard every day to improve the quality of the sites, have an excellent site management, attract new trendy brands and provide easy life and fun to our customers. With our successful experiences in Europe, we rely on our unique retail DNA to provide a great diversity of customized commercial strategies. 
在我看来,中国市场充满着机遇与挑战。而在面对这一环境的时候,我们需要每一天都致力于提高门店的质量、提供卓越的门店管理、吸引新的潮流品牌,并为我们的顾客带去简单而快乐的生活。凭借我们在欧洲的成功经验和我们独特的零售基因,我们将不断致力于提供因地制宜的各种策略。

Compared with industry peers like Wanda, CapitaLand, HangLung, what are the advantages of Immochan? 
在与业内同行万达、凯德、恒隆相较而言,您觉得欧尚商业地产的优势在哪里?

Vianney: We are specialized in creating value and happiness for both our customers and partners in our retail and life spaces composed with “Auchan retail” and “modern life collection”. Our “Auchan retail” generates stable and large footfall by excellent customer management and engagement. In 2015, we reached the 300 million annual footfalls in China.
Vianney: 欧尚商业地产立足于连锁的商业空间内,创建“欧尚自营零售”主力店,并通过打造“现代生活方式的集成平台”为顾客和合作伙伴创造价值与欢乐。通过卓越的客户管理和服务,欧尚自营零售能提供大量而稳定的客流。在2015年,我们在中国区的年均客流实现三亿人次。

Also, we are the retailer to serve retailer. We inherited the retail DNA of Auchan Holding, we understand their demands and are capable of provide a distinctive and integrated platform through smooth collaborations with around 4,500 local partners and 15,000 international partners. 
与此同时,我们是拥有零售基因的商人。我们继承了欧尚控股的零售基因,了解零售商的所思所想。通过与15,000家跨国伙伴和4,500家本土伙伴的紧密配合,我们形成了独具匠心的协作经营平台。

Would you please introduce the products provided by Immochan in China market? 
您能介绍一下欧尚商业地产在中国的产品类型吗? 

Vianney: Today, we operate in 36 cities and own 72 commercial communities with total GFA of 4,800,000 square meters. With nearly 50% self-owned projects, we offer two format projects in China market, called as Super Mall and Convenience Commercial Space. 
Vianney:截止到目前,我们的72家商业平台分布在中国36个城市,拥有商业面积480万平方米。在中国,我们提供二大类产品,分别是超级购物中心和便捷式商业空间,其中近50%的项目都是自持项目。

Super Mall located in above 100,000 square meters commercial spaces sets it tone with clear positioning and full range of offers related to meet all kinds of physical and spiritual demands. Sun Art Plaza inaugurated in Ningbo in December 31, 2014 is the biggest shopping mall in Immochan China with 180,000 square meters commercial area. 
By committing to “One life, Unlimited delights” positioning, Sun Art Plaza has 153 retail units to welcome 9 million annual footfalls in the first year operation. 
超级购物中心位于10万平方米以上的商业空间内,并因地制宜的拥有一个清晰的定位和业态组合,满足各类消费者的物质和精神的双重需求。2014年12月31日,我们在华最大的标杆项目高鑫广场在宁波开业,拥有18万平方米商业面积。定位于“一种生活,百般精彩”,高鑫广场拥有零售门店153家,在首年就迎来900万人次的年均客流。

Situated in the heart of multi-functional communities, convenience commercial space provides daily shopping and living solutions for residents with acreage of above 50,000 square meters. Consideration of the market competition environment, we are introducing a new interior facility design in China to gradually upgrade the current sites into a more enjoyable and sustainable living centers in the heart of community. 
便捷式商业空间地处多功能社区的核心位置,拥有体量超过5万平方米的便捷商业空间,面向社区居民,满足日常购物需求,营造便利舒适的生活体验。考虑到整个市场的竞争环境,我们目前正在引入一种新的内部设施设计对便捷式商业空间项目进行逐步的改造升级,进一步将愉悦体验融入到生活零售空间。

What is the Immochan China business plans in the next three years?
