Q&A with Rowena M. Tomeldan, President of Ayala Land Malls, Inc.(专访Ayala Land Malls总裁Rowena M. Tomeldan夫人。)

Can you introduce the situation of Ayala Land Malls in the Asia Pacific market in recent years? Is there any reference data can show to us? (请您介绍一下Ayala Land Malls近几年在亚太市场的发展状况?是否有一些数据可以展示给我们?)

The Philippines has identified 78 growth centers across the three major island groups—Luzon, Visayas, & Mindanao.  Ayala Land is present in 45 growth centers with six new estates in Mega Manila, three in Luzon & six in the Visayas & Mindanao regions. Ayala Malls have a robust pipeline from 1.4 million sqm GLA in 2016, we target to achieve over 3.0 million sqm GLA by 2020.(菲律宾已经确定了78个增长中心在Luzon, Visayas和Mindanao三个主要岛屿。Ayala Land目前在45个增长中心拥有项目并且在Mega Manila有六个地产项目,在吕宋岛有三个项目以及6个项目在Visayas & Mindanao地区。到2016年Ayala Malls有140万平方米的可出租面积,我们的目标是在2020年拥有超过300万平方米的可出租面积。)
 

What changes will appear in the development of Asian Shopping center industry?(您认为亚洲购物中心行业的发展将会出现哪些变化?)

The Philippine population is the youngest in Asia, because of this, Philippines will have a productive and largely urbanized population.(菲律宾人口在亚洲是最年轻的,正因为如此,菲律宾在人口城市化方面将会很有成效。)

Moreover, the Philippines is a consumption-led economy with steady growth in retail consumption. Dining continues to be a strong anchor for our retail developments.(此外,菲律宾是一个以消费主导经济来保持零售消费稳定增长的国家。餐饮仍然是保持我们零售业发展强大的主力。)


How does Ayala Land Malls do to create a sustainable and enjoyable living center?(Ayala Land Malls是如何缔造可持续和愉悦的购物中心?)

Ayala Malls designs its properties, embodying the company’s sustainability focus areas:  open green spaces, pedestrian and transit connectivity, and site resiliency. Our estate developments incorporate the principle of site resilience as a constant feature in our projects. We retain original tree clusters, and enhance our developments with native trees and lush landscaping.(Ayala Malls通过其项目的设计体现公司可持续发展的重点领域:开放的绿地,行人和交通枢纽的连接,灵活性的场所。我们房地产的开发原则是将场所的灵活性作为一个常数属性在我们的项目里。我们保留原始树木,加大园林绿化的发展。)

Additionally, our malls are designed with parks that are very accessible for those who want to relax or go for a stroll. Ayala Malls also continues to invest in new technologies and consistently implements practices that promote sustainability. For instance, Ayala Malls Solenad, a 52,000 sqm mall development South of Metro Manila features a 2-hectare Activity Park lined with lush native trees and plants where families and mall-goers can relax and gather. The Activity Park has walkways that lead to the different parts of the mall, making a stroll around Solenad a very refreshing and rewarding experience. What kind of characteristics do the Philippines shopping center have? Is there anything can other Asian countries learn from?(菲律宾的购物中心有哪些特色?这里面是否有一些可以让其它国家借鉴的经验呢?)

The Philippines has stable economic fundamentals and favorable demographics, driving the long-term growth for the country. Now is the best time to invest in the Philippines and now is also a good time for the local industry to further expand in the growth centers of the country. (对于推动长期增长,菲律宾有稳定的经济基础和有利的人口统计数据。现在是在菲律宾投资的最佳时机,也是一个很好的时机为本地产业进一步扩大增长。)

Malling has also become a way of life for the Filipinos. There are so many compelling reasons to come and visit the malls. Malls are a place for bonding, relaxing with family and friends. The malls have become an oasis for the time starved and harried customer.  Moreover, local malls have evolved to become one-stop centers— with wellness & healthcare zones , IT zones, government service offices, utilities payment centers, and even places of worship. Malls in the Philippines have obviously gone beyond shopping. How do you think the influence of e-commerce to the traditional retail? What kind of change and innovation about Ayala Land Malls in dealing with the vigorous development of e-commerce?(您如何理解电子商务对实体零售业的影响?Ayala Land Malls在应对电子商务蓬勃发展方面做过哪些改变和创新?)

We see a growing trend in omni-channel. The Philippines tops the list of hottest ecommerce marketing the South East Asia (2014 study Ken Research—leading global industry research and info provider). Philippine ecommerce market is expected to have a compounded annual growth rate of 101.4% until 2018, attributed to rising internet and social media adoption.(我们看到全渠道日益明显发展的趋势。菲律宾位列榜首最热的电子商务营销平台是South East Asia。菲律宾电子商务市场预计到2018年有101.4%的复合增长率,这都归因于互联网和社交媒体的应用。)

Popular online entrepreneurs have expanded operations in Ayala Malls through bazaars, pop-up stores, and permanent spaces. (一些流行的网上企业家已经通过市集、pop-up商店和持久的空间扩大其运营范围在Ayala Malls。)

Traditional retailers have also made their presence felt both online and through flagship stores in the malls and this combination of bricks and mortar and online shopping will continue. (传统零售商也同时存在于线上和购物中心的旗舰店,并且这种线上和实体相结合的购物方式也将持续下去。)

There are also larger dining and entertainment zones in the malls. A Variety of cuisines are likewise provided for the more adventurous millennial customer.(还有在购物中心大型的餐饮和娱乐区域。各种美食也同样提供给千禧一代客户。)

All industry players are also elevating the customer experience, and giving the customers so many compelling reasons to leave the comfort of their homes or their gathering or hang out place. (所有行业参与者都在不断提升客户体验,并给客户这么多令人信服的理由来到我们的购物中心。)
